■仕事内容
品川駅の再開発工事現場における、サブコン業務（設備工事などの専門工事業者）の現場代理人業務をお任せします。

【職務内容】
当社データセンタにおいて建築・機械・空調・電気設備の構築・管理のプロジェクトマネジメント業務をご担当頂きます。具体的には下記のような業務をお任せ致します。
①データセンタの企画立案、Feasibility Study
②新技術の検証・採用
③基本・詳細設計
④ベンダー選定・工事管理
⑤お客様要件調整および協力会社マネジメント
⑥中長期計画立案（CRE含む）

【配属チームについて】

データセンター新築工事にあたり、プロジェクト立案から、

■The Role
CyrusOne is looking for an experienced Development / Customer Implementation Manager who understands the meaning of best-in-class service. This person will be a part of a diverse, upbeat, and creative team tasked with solving fascinating problems and developing data centers in Japan in conjunction with our CyrusOne KEP joint venture. Our data centers are industry-leading examples of energy efficient and cost-effective designs with an emphasis on mission critical MEP system.
This person must possess strong verbal, written communication skills and can lead others by utilizing his/her project management expertise to successfully manage complex construction of CyrusOne’s data centers and customer installations into the data centers. As a company we focus on delivery, we collaborate, innovate, and find solutions that deliver results.

■Key Responsibilities(CyrusOne’s Data Center Development and Construction)
•Construction representative on multiple data centers building project sites from construction start through hand-off to operations.
•Work closely with the development team from Kansai Electric Power Company (KEPCO), our partner company in Japan.
•Own project scope, safety, quality, schedule, and budget for construction of new data center development.
•Own construction project management and oversight of construction related activities.
•Work with Procurement team to develop Scope of Work (SOW) and Request for Proposals (RFPs) for general contractors, subcontractors and equipment vendors.
•Support Design team planning and permitting.
•Represent CyrusOne and CyrusOne KEP to our customers which includes global major companies on construction sites daily, as, interacting with construction trades.
•Work alongside partner teams such as Sales, Design, Technology, and Operation.
•Own everything from the design review to construction bidding, execution, and final hand-off to our customers. We develop innovative data centers for our customers.
•Manage and drive safety, cost, schedule, and quality while managing construction contractors and vendors.
•Work with the partner’s development team on interfacing with construction contractors and vendors during the construction tender, award, execution, punch-list, and closeout phases.
•Manage commissioning and integrated system testing and oversight.
•Support operations of installed facilities, including review of procedures, best practices, and maintenance initiatives.
•Provide constructability reviews for civil, structural, electrical and mechanical designs for new data centers.
•Be a leader within the group, and within internal and external data center support teams.

■Key Responsibilities(Customer installation in CyrusOne’s Data Center)
•When customers request CyrusOne to manage the installations in customer’s data hall space, effectively initiates (as known as “Fit-out work”, defines, and evaluates the customer project through communications, contract and documentation review, and associated business analysis
•Accurately identifies stakeholders, sets expectations, and addresses related project impacts and goals
•Methodically assembles the project plan including the scope, schedule, costs, quality, communication, revenue intervals, and risks based on the contract, and through partnership with the customer, CyrusOne account team, construction, service delivery, facilities, network, security, and associated vendors
•Manages and enables the project team, resources, and vendors to execute the tasks, deliverables, and associated milestones efficiently while owning the customer project communication
•Analyses and identifies solutions to mitigate risk and impacts to quality, cost, scope, and time while offering guidance and opportunities with a focus on customer satisfaction
•Monitors, controls, and reports on project work through tools and feedback mechanisms to effectively communicate progress to stakeholders including executive leadership
•Performs integrated change control while sourcing and implementing collaborative decisions to achieve the customer’s desired results
•Articulates closing processes, revenue recognition requirements, and stakeholder acceptance, while generating reports and surveys to enable post-install customer success and account management ownership transition
•Accomplishes successful project closure through on-time delivery of CyrusOne’s data centre products and services

■Accountabilities
•This role is accountable to the Senior Data Center Development Manager in Japan.
•This role is accountable for the management of contractors and vendors.
•This post carries financial accountabilities for all development budget, estimate, tender, selection of contractors, and cost management during construction including change orders management.
•Must be able to and willing travel across Japan and overseas as required by the business.

携帯通信インフラ・シェアリングサービスにおける屋内無線通信設備工事の工程を管理し、期日どおりのサービス提供を実行できるよう従事いただきます。

■仕事内容
建設業の顧客（当社の図面管理アプリユーザー含む）から受注したBPOサービスのオペレーション担当チームにて業務を遂行していただきます。
社内の新規事業として立ち上がったBPO事業のオペレーション設計～運用と幅広い業務に携わるチャンスがあります。
BPOとは、ビジネス・プロセス・アウトソーシングの略称です。
プロダクトを利用するうえでの事前準備代行に始まり、その他現場でのノンコア業務のアウトソーシングを通してユーザーのさらなる顧客満足度向上を図っていきます。
顧客のニーズを汲み取りながら、新たなBPOメニューの企画・開発を通してサービスの拡充を図っています。

【具体的な業務内容】
オペレーションチームでは、書類作成代行やExcel・帳票の整形、さらには施工図・施工計画書の作成、現場での写真撮影等、顧客の要望に基づいた現場のノンコア業務を代行しています。
本ポジションでは、建設現場での経験を活かし、クライアントの業務効率化を支援するBPOサービスの運用・設計をお任せします。
セールス担当から引き継いだ案件については、顧客とのすり合わせミーティングにてご要望を確実に汲み取り、オペレーションを設計し、作業者に対して作業指示および進捗管理を担当していただきます。
顧客ニーズを的確に把握し、作業担当者へ分かりやすく落とし込む「翻訳者」のような役割が求められます。必要に応じて、実際のオペレーション業務（帳票作成など）を補助するケースもあります。
また、BPOメニューの新規設計や改善にも関わっていただき、マニュアル整備やトレーニングスキームの構築などにも取り組んでいただきます。
建設業界でのご経験をもとに、業務構造の理解力や調整力を活かしてご活躍いただけるポジションです。

【顧客】
担当顧客は、従業員数10名程度の企業から業界最大手数万名規模の企業となります。
これまでは既存顧客がメインでしたが、今後は新規顧客の獲得にも力を入れていきます。

プロダクト自体は競合に対しても強く、実際に導入した顧客からは確実に喜ばれています。
A社：導入前と比べて、効率的に情報の共有ができる。本社/支店などのオフィスと現場事務所間や現場事務所と現場間での移動回数が減り、時短に繋がった。
B社：写真帳作成は徹夜作業だったが、導入後は1日30〜40分程度の作業だけで行えるようになった。プロダクトを触らない日はない。
C社：プロダクトを持って現場に入ることが当たり前になっており、写真整理には欠かせない。今後は毎年新入社員に必ずプロダクトを持たせる。

【入社後の育成体制】
顧客や業界の理解、扱うサービスの理解は一定難しいものの、下記のような研修をご用意しております。
1ヶ月目（基本的には東京本社）
同期入社全体研修で社内ツールの準備や会社、業界、プロダクトの概要を掴んでいただいた後、ビジネスグループ配属用の入社時研修を受講いただきます。ここでは、業界やプロダクト、営業戦略に関する理解を深め、プロダクト説明会のロールプレイングを行っていただき、現場配属後に円滑に立ち上がれるように支援します。また、実際に顧客から受注したBPOサービスの実作業も少しずつ取り組んでいただきます。

2ヶ月目（各部各課に配属）
さまざまなBPOメニューがありますので、引き続き実際に顧客から受注したBPOサービスの実作業に取り組んでいただきます。並行して顧客との打ち合わせへの同席もはじまります。打ち合わせ同席の中で、顧客の情報を掴みつつ、さらにプロダクトやBPOサービスについての理解を深めていただきます。

3ヶ月目（本格営業開始）
顧客との打ち合わせを自分自身が主導して進行し、ひとり立ちする目安のタイミングになります。引き続き、先輩社員や上長がしっかりコミュニケーションを取って支援し続けてるのでご安心ください。

NTTデータおよびグループ会社のオフィス構築、リノベーションを担当頂きます。
【オフィス構築】
担当範囲は、主に仕様調整（什器、工事、引越し）～工程作成～現場進捗管理・立会いまで、オフィス構築に係るPM／CM領域がメインとなります。
お客様や委託先等との調整や工事部分等の見積り作成など、一部営業フェーズを担当するケースもあります。

■具体的には
【仕様調整】
・営業に同行し、提案段階から顧客要望の確認、体制検討、工事制約条件の整理等を行います。
・工程作成
・オフィスレイアウト確認（レイアウト作成は外部委託先に依頼するケースがほとんど）
・工事仕様調整、要件整理（課題管理表に基づき、建築工事、ネットワーク工事、新規什器、引越し等の仕様を調整する。）
・見積作成、金額折衝

【現場立会い・管理】
・ビル工事会社や各委託先の工事や作業の進捗管理、調整、確認および指示出し。
・移転完了後の開業立ち合いまで。

人工知能（AI）を利用したサービスの普及により、データセンタでは情報通信機器の熱負荷の処理方法や消費電力の増加が課題となっております。これらの課題を解決するために空調設備・電気設備のリニューアル改善提案、新冷却技術の導入提案、DCIM（Data Center Infrastructure Management）の導入によるデータセンターインフラの統合的な管理の提案の機会も増加しており、これらに対応できる設計技術者の増員が急務となっております。
